TERMS OF SERVICE

SCOPE OF WORK​

  1. Preparation of preliminary design scheme and mood boards based on client requirements.​

  2. Finalization of design scheme and layouts.​

  3. Preparation of all interior design drawings for on-site execution. Please note that the first 3 revisions shall be inclusive of the design consultancy fees. Any additional revisions as well as 3D renders if required shall be charged extra.​

  4. Coordination with contractor (and sub-contractors) with regards to the on-site execution of the project.​

  5. To advice the owners on additional specifications such as loose furniture pieces, upholstery, and décor items.​

  6. Weekly on-site walk through to check on the progress of work.​​​

FEES

  1. Professional Fees for the scope of work mentioned is 10% of the total project cost.​

  2. Fees does not include expenses for preparation of computer-generated walk- throughs/3D renders of the Proposed Interior Design Scheme.​

  3. Any expenditure, and permissions pertaining to liaising work as well as site working hours with Government Authorities, the society and the builder will be borne by the client and shall be the client’s responsibility to obtain.​

  4. In case the Proposed Project is discontinued due to any reason Fees will be settled to the stage completed for all services including interior design.​

  5. The client shall clear the final bills of the Architect and contractor within 10 days from the date of handover of the apartment.​

  6. The Project’s fees shall be paid either through a cheque payment or through NEFT.​​

BREAK UP OF FEES​

 FEES AND % OF FEES TO BE RELEASED​

​

  1. Advance with letter of appointment - 10%​

  2. Preparation of schematic Preliminary Design Scheme and mood boards based on client requirements - 20%​

  3. Preparation of Interior Design execution drawings - 30%​

  4. Balance in equal 2 instalments during execution, completion, coordination of - 40%​​​​​​​​​​​​

OTHER GENERAL CONDITIONS​​

  1. Architect shall endeavor to prepare the most functional and economic designs.​

  2. Drawings, designs, and specifications prepared by the architect shall be their copy right and shall not be lent, reproduced, or used for any other work than intended.​

  3. All liaison work with the Government agencies for approval of plan will be looked after by the client. However, the architect will provide technical assistance, documents, and drawings if required and specified by the Government authorities.​

  4. All required sanctions, permissions, information and decision will be given by the owner within reasonable time, so that the architect and their consultants can perform their responsibilities to keep the project on schedule.​

  5. Not more than 5% changes (3 revisions) will be done in finalized drawings. An additional fee will be charged for any major changes more than 5%.​

  6. Bill shall be settled in a week’s time from the date of submission.​

  7. Co-ordination meetings and site visit for monitoring the progress and specification will be as specified in the scope of work.​

  8. The Architect shall have the right to print, publish and share images of the work as and when required for professional reasons including on Social Media Platforms. The Architect shall also take final photographs of the site at the time of handover for the same.​

  9. The Architect and Contractor shall ensure that the apartment shall be kept in a clean manner and the workers/ craftsmen shall only use the service toilets as provided by the builder. The apartment shall be handed over in a clean, neat, and tidy manner to the client to ease the facilitation of move-in by the client.​
